Residential construction: custom renovations, architectural new builds and knockdown rebuilds · Newcastle, NSW, Australia

Budget, suburb and timing, answered before the first phone call.

Procon Building, www.proconbuilding.com.au

Where they were

Procon Building is a family-run Newcastle builder. Jeremy Proctor founded it and has three decades of hands-on experience, and the work sits at the high end: custom renovations, architectural new builds and knockdown rebuilds, for homeowners and for architects. At that end of the market the first phone call carries a lot of weight. Before anyone can tell whether a job is real, they need to know what the homeowner can spend, where the site is, and when they want to start. Asking a stranger what their budget is, out loud, on a first call, is an uncomfortable way to open a conversation, and it usually gets a vague answer back. The same call also gets spent explaining how a build actually runs, one homeowner at a time.

What they needed

  • Know the budget before an hour goes into the conversation
  • Be able to tell a real project from someone browsing, without making a phone call first
  • Stop explaining how a build runs from scratch on every first call
  • Have every enquiry arrive in the same shape, so two of them can be compared and sorted
  • One enquiry path that works for homeowners and for architects, across renovations, new builds and knockdown rebuilds
  • Never lose an enquiry to a spam folder or to a site that quietly stopped working
  • Spend no time at all on running the website

What it did for the business

The awkward question gets asked without anyone having to ask it.

The enquiry form asks for a budget range, in bands starting at $500k+ AUD, before anything else. Asked out loud on a first call, that question is uncomfortable and usually gets a hedge. Asked in a form, it gets a straight answer, and the answer arrives before a single minute of Jeremy's time has gone into the job.

Every enquiry says where the job is and when it starts.

Suburb and timing are asked up front, next to the budget. So a new enquiry can be read as ready now, ready next year, or not for us, without a call being made either way. The work of sorting happens before the conversation, not inside it.

Suburb and timing sort each enquiry before anyone reads it.

The first conversation starts at the second question.

Budget, location, timing and what the homeowner actually wants built all arrive in writing. The call opens with the job itself, instead of ten minutes spent establishing whether there is one. For a builder who takes a small number of large projects a year, that is the difference between a diary full of useful calls and a diary full of polite ones.

Homeowners turn up already knowing how a build runs.

The site sets out Procon's process step by step, six stages from first conversation to handover, alongside answers to the 14 questions homeowners ask most. Someone who has read it is a substantially easier first conversation than someone who hasn't, and the explaining happens once on the page instead of being repeated on every call.

Nobody at Procon manages the website.

The site keeps itself current in the background and the path an enquiry takes, from the form to the inbox, is watched rather than assumed. Nothing quietly stops working while everyone is on site. Dreamy has run it this way since 2024, and Procon's attention stays on builds.

Watched and kept current, every day

The site keeps itself current in the background.

What a homeowner sends is what Jeremy receives.

Enquiry delivery is monitored, not left to chance. At this end of the market a single enquiry that never arrives is an expensive silence, and the point of asking the budget question early is lost entirely if the answer lands somewhere nobody reads.
